What is a SAP and an Air Test? Air Testing forms part of the requirements to meet Part L of Building Regs. Building Regs stipulate that you need to complete and achieve a certain result in a Standard Assessment Procedure (SAP), which is a calculation that looks at the efficiency of many different parts of your build. One of these areas is air leakage.

What target does my Air Test need to achieve?

The standard target is 5* This figure may be adjusted up or down depending on your SAP

Normally, you would get a SAP calculation done at the start of your build, which, depending on other factors, will give you a target for an air leakage test. Sometimes SAPs are calculated at the end of the project. SAP results also feed into your as built EPC.

At the end of the build process an air leakage test will monitor the air loss from your building and ensure it meets the requirements of the SAP.

How do we complete an Air Test?

Our ATTMA qualified engineers use a UKAS calibrated equipment to complete all our air tests. An airtight frame is set up in one of the entrance doors, into which is fitted a large fan (the size of a large drum). When the test is running, the fan is turned on and sucks air out of the property. At set fan speeds, the air pressure is measured within the property using a meter, providing an air leakage result.

When should I get my air pressure test done?

Air tests are completed at the end of the build. The property needs to be fully watertight, and all kitchens and bathrooms fitted. We can send you a checklist to ensure you are ready for your air leakage test, or you can download a copy below. If you need to get a ventilation test for Building Regs Part F, it is most efficient to get these done at the same time. We offer discounts for bundled air pressure and ventilation testing.
